Very disappointed with our recent stay at Ten Grand house rental, 157 Sugar Sand Lane, Santa Rosa Beach, FL. This was our third consecutive year renting a home on Sugar Sand Lane. Unfortunately this years experience fell far below reasonable expectations. It’s the worst house we have ever rented. While we understood from the photos that the house might not be as up-to-date stylistically as our prior rentals, what we encountered upon arrival was far worse than outdated decor—it was unacceptable in terms of cleanliness, safety, & general upkeep. For the price of $6,718 for the week, we expected a clean & properly maintained home. Instead, we were faced with:

A dead roach in the bathroom, multiple dead bugs in the kitchen window & throughout the home. had to kill several bugs inside the home throughout the week.

A couch so heavily covered in pet hair, we had to find a blanket to sit on it.

Carpeting that was badly stained & emitted an odor so strong we had to purchase candles & room spray just to tolerate sleeping in the room.
The dryer would take at least two hours to dry one load

Rotting porch wood that made the upstairs areas unsafe & unusable. Our children were not allowed to walk on the decks due to safety concerns.

Outdoor furniture was so filthy & deteriorated it couldn’t be used at all. We were afraid to sit on the furniture not knowing if it would break.

Roof leaks made the covered porch unusable during rain.

Overall staining & visible wear&tear throughout the home, which were not reflected in the photos or description on the website. Some stains on the walls that we couldn’t even determine what it was. Water damage on the ceiling and around the door.

This experience was not only uncomfortable, it was unfair & misleading. We have never had to call & complain about cleanliness or safety issues with any other rental. so we honestly didn’t know

Great location. We were able to access the beach easily and walk to several cute shops and restaurants. We were also conveniently located between seaside and rosemary beach which are great areas to spend the evenings after a day at the beach. The house allowed us to bring our 2 dogs and it made for an easy transition from home life to vacation mode. The house itself is in badly need of repair and renovation. None of the beds were comfortable, however the bed upstairs across from the master bedroom was horrendous and needs immediate replacement. The balcony off the upstairs bedroom are a safety hazard. The wood has dry rot all over and feels like it will give if more then 1 person is on it. The pool was cute, but has cracks along the water level where a snake lived in. The shrubbery around the pool provides privacy, however it is overgrown and hours after the pool was cleaned, the pool was littered with debris. We used the pool once and instead used the community pool which was very nice. There are a number of kitchen tiles that are broken and have become separated from the floor. The main couch in the living room is extremely uncomfortable and needs to be replaced. The soffit on the outside was designed to catch water and drain into a gutter, however most of the soffit is swaying and will fall in the next 6 months. This house was really cute when it was originally built, however it is in need of some love and could be a really great given its location and bones of the house.

We have stayed in this area many times. The walk to beach is easy, public beach space is a nightmare, I hate that this is happening (beach in front of ALL condos and homes etc is PRIVATE and they will ask you to leave. Sad. The pool area was nice, small pool, but very overgrown compared to photos. The den area only seats 5 people and the dining area has been redecorated since photos also, it looks great. Had all the extras we needed, we had to notify management afterwards about several problems that have to be addressed. It was nice with dogs to have the fenced area, but several of the boards are falling off so be careful. We enjoyed the fire pit area, but again this was so overgrown. House was clean, just needs updates like tile flooring, interior paint, and maybe some of the mattresses soon. Bunk room looked fun, but we didn’t use it at all.
